The Puyallup Farmers Market is still a little over a month away from opening for the season. Now is the time to submit your vendor application if you would like to sell goods in Pioneer Park this year at the market. With only a $35.00 application fee and reasonable space rent, the Puyallup Farmers Market is a great way to get your goods in front of a lot of potential happy customers.
The Puyallup Farmers Market opens for the season on April 12th and runs all Spring and Summer until Oct 11th 2014. Hours are 9am-2pm and admission is free for visitors. As part of the so called "fiscal cliff" legislation just passed by congress, most distressed home sellers who choose to short sale their homes will be protected in the upcoming year from owing income tax upon debt which has been forgiven by their lien holders. While at the time I write this post we are still awaiting the President's signature on the legislation, it appears to be a near certainty it will be signed into law.

Real estate transactions can fall apart for many different reasons. Over the years, I've seen buyers fail to close on good and not so good deals for many different reasons. Mostly the cause of the failure is financing. I've seen deals fall apart because a VA buyer was "pre approved" by an online "VA Financing Specialist" (No such thing by the way in my experience) only to learn at closing that they don't actually qualify , I've had buyers purchase expensive cars prior to closing and almost kill their deals, I've had buyers orders pulled at the last minute and I've had buyers get cold feet, panic and run to a rental. But I've never had a buyer do what this buyer did prior to closing.

The market for Puyallup homes for sale $400,000 and up appears to be on the mend. With slightly over 8 months supply of homes on the market currently, there is still time for buyers seeking to move up to a luxury home and take advantage of the low mortgage rates and adequate supply of homes. While the lower end of the market is often seeing multiple offers on the best priced homes, good quality homes priced to sell are getting more difficult to find.
In the $400,000 and up price ranges there are still quality homes that have sat on the market for far too long and may have motivated sellers looking to deal. This won't be the case for too much longer if mortgage rates remain in the 3.5%-4.5% range.
